Location

Architecture

ECHO interplays strong vertical and horizontal features that frame substantial glazing and carry dramatic cascading and staggered terraces. A nod to Frank Lloyd Wright’s Fallingwater, ECHO is an organic design in a truly urban setting that delivers forty-two contemporary, light-filled homes with a discerning level of finish. ECHO incorporates masonry columns, copper accents and expansive windows into the design. The building is highlighted with landscaping at street level and on the roof top terrace.

Amenities

  • ECHO will offer one of Ottawa’s most desirable rooftop settings. Each resident will have access to an outdoor terrace with expansive views of the Canal. The terrace will feature landscaped beds, lounge area, dining area and a gas BBQ. The intention is to create a space that exudes a feeling of exclusiveness and intimacy and one that takes full advantage of its rarified panorama.

Safety and Security

  • Non-smoking building. Smoking is prohibited in the residences and all common areas of the property. Enforced by the condominium’s Board of Directors.
  • Secured entrances with visitor access control system (front door vestibule and garage door). Elevator lobbies for each parking level will have controlled access with FOB key.
  • Strategically-positioned security cameras recording activity at front door and garage entrance, parking-level elevators, rooftop amenity and terrace. Reliable FOB key access into the building and within to ensure that only homeowners have access to critical areas.
  • Fully-equipped fire alarm and state-of-the-art fire suppression sprinkler system throughout.
  • The building is supplied with standby power generation for elevators, emergency lighting, and overhead garage door access in the event of a power interruption.

Structural Design & Sound Attenuation

  • Reinforced concrete structure with concrete floor slabs, columns and roof slabs designed by our structural engineers and architects.
  • All floor and wall assemblies are designed in coordination with our acoustical engineering consultant to provide superior sound-proofing. The consultant designs, inspects and tests the construction to ensure noise reduction surpasses required standards.
  • Upgraded party walls with double layer of drywall and sound attenuation materials as well as upgraded sound protection between the flooring slab and finished floor. Party walls consist of two metal stud walls (92 mm) separated by an air space, batt insulation between each stud on both walls and two layers of 16 mm fire rated gypsum board on each side of the assembly with staggered joints and perimeter acoustic sealant.
  • Corridor walls consist of 92 mm metal stud walls with batt insulation and two layers of 16mm fire-rated gypsum board on both sides along with perimeter acoustic sealant.
  • Exterior walls consist of gypsum board, vapour barrier, batt insulation within steel studs, exterior wall sheathing, weather barrier, 89 mm semi rigid insulation, air space and a combination of brick/stone/panel cladding.
  • Partition walls in residences consist of steel studs with 13 mm gypsum board on each side.
  • Some residences (as per plan) include a round, exposed concrete structural column where shown on the residence layout. Architectural finish on all exposed concrete columns.

 

Residence Features & Finishes

Kitchen

  • Beautifully configured modern kitchens topped with European inspired ¾” quartz counter and tiled backsplash from our standard selections. Large feature islands and functional spaces with luxury appliances, stunning integrated sinks and single lever pull-out faucet with spray. Kitchen millwork is designed/installed by Astro and manufactured by Miralis Kitchens featuring a range of styles and finishes.
  • Each kitchen includes state-of-the art stainless steel appliances. Package composition residence dependent, consult Sales Associate for details.
  • Upper wall cabinets have integrated lighting valance with a finished bottom. Cabinet Interiors in a linen melamine finish.
  • Cabinets to include Similacquer “cologne” flat slab high gloss in six colours, or European laminate wood in an American shaker or flat slab in four colours.
  • Soft close on all cabinet doors and drawers. All drawers are Blum Legrabox.

Bathroom

  • Each ensuite bathroom features rectangular under-mount sink(s) on Miralis floating cabinetry.  Custom mirror(s) centred over sinks with flanking vertical decorative sconces available in three finishes. Chrome towel bars and tissue holders in pre-determined locations. 8” widespread in ensuite, single lever in all other baths.
  • 12”X24” porcelain tile flooring.
  • Bathrooms featuring showers include sleek tiled mosaic base with centre drain and custom frameless glass surround with pivot door. Shower system with slide bar & hand shower; as well as large format subway tile surround (4”x16” multiple colours choice from standard selections).
  • Bathrooms featuring alcove tubs (residence dependent) complete with large format subway tile surround (4”x16” multiple colours choice from standard selections) Pressure balance tub/shower system in chrome finish.

Ceiling Height and Finish

  • All 2nd, 3rd, and 4th residences feature 9′ high ceilings. Ground, 5th and penthouses feature approximately 10’ high ceilings. Excluding dropped areas and bulkheads required in each residence.
  • The location and extent of these dropped ceiling areas and bulkheads and the remaining portion where these ceiling heights can be provided are determined at the builder’s sole, unfettered discretion. Ceilings are smooth plastered and painted surfaces. Unique bulkhead designs implemented to help structure and define living area as per bulkhead plan, smooth painted finish on suspended drywall.
  • Custom-designed coffered ceilings in master bedroom as per plan.

Interior Doors and Trim

  • 7’6” suite entry doors throughout, solid-core flat panel in wood grain finish with matte black levered handle, dead-bolt lock and a security viewer.
  • Single panel shaker style interior doors with satin nickel levered handle hardware including privacy sets for master, ensuite and baths. (Note: 7’6” ground, 5th and 6th floors; 7’ 2nd, 3rd, 4th floors).
  • Pocket and sliding doors with inset hardware finished in satin nickel. Location(s) as per plan. (note: 7’6” ground, 5th and 6th floors; 7’ 2nd, 3rd, 4th floors).
  • Sliding panels to secondary bedrooms and dens complete with frosted glass detailing and inset hardware finished in satin nickel. Swing doors, pocket doors, and/or sliding door locations as per plan.
  • Custom-designed 2 ½” modern painted wood door casings. Custom-designed 4 ½” modern painted wood baseboards throughout.

Paint

Interior walls in all finished areas, to be painted (1 coat prime, 2 coats finish) with premium matte finish washable Benjamin Moore Collection interior paint (choice from 6 designer colours). Interior doors, casing and trim to be painted (1 coat prime, 2 coats finish) with premium semi-gloss finish Benjamin Moore Collection (option to match wall OR designer trim colour).

Closet and Laundry

  • Front load washer/dryer – conventional or apartment sized/stacked (residence-dependent)
  • Astro designed upper cabinetry in laundry (residence-dependent – not in stacked scenarios)

Flooring

  • 3 – 5/16″ x 3/4″ wide engineered hardwood flooring throughout (except tiled areas as indicated in plan). Installed on acoustical membrane on concrete – double glue down. Choice from Uniform’s standard selections (includes red oak and maple offerings).
  • Choose from our standard selection of 12” X 24” porcelain floor tiles for all bathrooms and laundry areas, as well as mosaic tile selections within shower areas.

Lighting and Electrical

  • White Decora light switches and electrical outlets throughout at builder specified heights. Capped and switched ceiling outlets in dining area and kitchen island. Master, secondary bedrooms and den to have decorative drum shade fixture centered in space. Decorative sconce lighting within bathrooms flanking linear mirrors (where possible).
  • Sleek contrast LED halogen white matte trim finished pot lights throughout as per plan. Waterproof recessed, flush-mounted frosted ceiling pot lights in ensuite shower and all secondary showers and/or tubs.
  • Each balcony or terrace is equipped with weatherproofed electrical outlet.
  • Individually-metered 100 amp electrical service (150 amp in larger suites) and individual breaker panels for each residence. Each residence has a combined smoke and carbon-monoxide detector; heat detectors and alarm horns form part of the central alarm and sprinkler system.

Telephone, Cable and Internet

  • Conduit provided for Rogers and Bell cabling in each suite. Each residence features two locations for conduit feed to future wall mount TV location.

Heating, Air Conditioning and Ventilation

  • A forced air system heats, cools and ventilates on demand via individual heat pump units and blower located within each residence, controlled by personal smart climate control. Residences receive air conditioning on demand from a compressor within the heat pump which runs on electricity metered to each residence. Heat pumps require access panels.
  • Central gas hydronic boilers supply heated water on demand to the heat pump when heating is required. The cost of operating these boilers is shared by owners as part of a common maintenance fee structure. The boilers are both economical and efficient.
  • Fresh air is supplied to each residence directly from an integrated ERV ventilation component within the forced air system that also exhausts stale air from the residence.
  • Domestic hot water for personal use is supplied to your residence from a high-efficiency, central gas-fired hot water boiler. Use (both hot and cold) will be separately metered and billed directly via management.
  • Hood fans, dryer vents and fireplaces exhaust directly outdoors through independent ducting. Bathroom exhaust is via ERV unit for energy recovery.

Gas Features

  • Each residence features a gas line to balcony or terrace.
  • Option for gas fireplace and/or gas appliances (ask Sales Representative for details).

BUYER INFORMATION

Pet Friendly

We welcome pets to ECHO. You can keep ordinary pets in your residence provided they don’t become a nuisance. You must keep your pet on a leash when on common property and abide by all municipal bylaws and regulations.

Smoke-Free Building

  • This is a smoke-free building. Smoking is strictly prohibited in the building, as well as anywhere on the property including residences, balconies, garages and common areas. The Board of Directors will ensure the non-smoking rules are obeyed.

Independent Utilities and Expenses

  • Electricity consumed in your residence will be billed to you directly via condo management based on consumption recorded by your individual hydro meter (lights, appliances, fans, heat pump, etc.).
  • Hot and cold water consumption is measured from individual water meters and billed to you directly via condo management.
  • Gas consumption will be billed to you directly via condo management based on recordings from your individual gas meter.
  • Personal expenses also include insurance on your residence contents, appliances, and upgrades.
  • Internet, cable, and phone bills are also personal expenses, as well as property taxes for the residence.

Monthly Condominium Fees Cover the Following

  • Heating and cooling of building common spaces including operations and utilities required for common systems and equipment in building.
  • Residence/building/common element insurance.
  • Maintenance and repair of the building and property common elements, landscaping, snow removal.
  • Reserve fund contribution towards major repair and replacement of building and common property in the future.

How Condominium Maintenance Fees Are Determined

  • We regularly consult with third party property managers and engineering consultants to estimate future operating and replacement expenses. We keep a close eye on trends and changes so we can plan and adjust effectively.
  • We express the estimated condo fees for each building as an amount per square foot per month for each residence. For example, if you buy a 1000-square-foot residence your monthly fee would be $540 per month. This is based on 54 cents (our estimate) per square foot times 1000 square feet.

Reserve Fund

  • The provisions of the Condominium Act require the starting reserve fund to be at least 10% of the budgeted amount for common expenses. However, during the first year it could be much higher amount approaching 30% as the board of directors establish the required processes and maintenance schedules.
  • A “Reserve Fund Study” is completed once the building is up and running and within one year of the condo registration. A professional engineering firm will undertake the study and report to the Board of Directors to help guide them in deciding what amounts need to be paid to the reserve fund year to year.
  •  The reserve fund must be an amount that is expected to provide the necessary funds for the major repair and replacement of the common elements and assets of the corporation. The reserve fund estimates the expected repair and replacement costs and the life expectancy of the common elements and assets of the corporation.

Window Coverings

It is anticipated that each individual residence owner will provide their own window coverings to suit their individual tastes. The window coverings must be backed with a neutral light colour facing the outside.

Warranty

A one-year warranty with Uniform Urban Developments and secured by Tarion Warranty Corporation. Building and unit enrolled with the Tarion Warranty Corporation
